Botanica at a glance

Botanica is a masterplanned house and land estate in Deebing Heights, in the City of Ipswich, on the edge of the Ripley Valley growth corridor. The listing places it along Grampian Drive and Deebing Creek Road, framed by creek corridors and native bushland, and the packages are built by the builder under fixed-price turnkey agreements.

Packages start from $966,379. This guide covers how pricing works, what the homes include, the measured distance to schools, shops and the Ipswich centre, and how a house and land purchase is structured. Current lots, floorplans and prices are on the Botanica listing.

Botanica pricing

Packages at Botanica start from $966,379, which is the lowest turnkey price currently listed. Stock changes as lots are reserved, so the listing page remains the guide to what is available today.

Each row of the schedule below sets out a current package by bedrooms, home size, lot size and starting price.

When you compare packages, line up the same items for each one: the land price, the home design, the facade and the inclusions schedule. A turnkey package normally covers landscaping, fencing and the driveway, so the total on the contract is the figure a lender will assess. If you would like help comparing lots, our property specialists can talk through what is currently available.

Government concessions can affect the cost of buying. Our Queensland stamp duty guide explains how duty is assessed on the land portion of a house and land contract.

The homes and their inclusions

The listing describes family-focused floorplans with a dedicated activity room for children, a central kitchen for entertaining and a connection to a private alfresco area. Homesites are designed to take both single-storey and two-storey homes, so the same estate can suit different household sizes.

Inclusions listed for the estate cover 2590mm ceilings, 20mm stone benchtops, European-designed appliances, split-system air conditioning, roller blinds and landscaping. The floorplan published on the listing is the Mornington 188, a four-bedroom, two-bathroom home with a double garage, allocated to Lot 137.

A fixed-price building agreement sets the cost of the home when the contract is signed. Changes requested afterwards, from a different layout to upgraded fittings, are priced by the builder, so it helps to settle those decisions before signing. Our guide to Ipswich house and land site costs sets out the soil and foundation items that can affect a build in this part of the city.

Schools, shops and transport

Botanica sits between the established shops of Yamanto and the newer Ripley town centre. These are the measured distances from the estate:

  • Deebing Heights State School: 2.3km · 4 min drive
  • Ripley Town Centre (Coles): 3.7km · 6 min drive
  • Yamanto Central (Coles & Kmart): 3.9km · 7 min drive
  • Splash 'n' Play Water Park & Adventure Playground: 4.2km · 7 min drive
  • Harmony Early Learning South Ripley: 4.4km · 7 min drive
  • Ripley Valley State Secondary College: 4.5km · 7 min drive
  • Ripley Valley State School: 4.7km · 8 min drive

  • Ipswich Railway Station: 8.5km · 13 min drive
  • Ipswich Grammar School: 8.6km · 13 min drive
  • Riverlink Shopping Centre: 9.1km · 14 min drive

Primary and secondary schools, two supermarket centres and childcare are each within about eight minutes by car. The Ipswich centre, with its railway station, hospital precinct and university campus, is a drive of roughly 11 to 14 minutes.

Deebing Heights and the Ripley Valley

The Australian Bureau of Statistics recorded 23,459 residents in Ripley in June 2025, with the population up 15.4% over the previous 12 months. Ripley is one of the fastest-growing parts of South East Queensland, and Deebing Heights is its neighbour to the north-east.

That growth shapes daily life around the estate. New schools, shops and parks are delivered as the population grows, so the area keeps changing. Buyers weighing Botanica against other estates often compare how much of the surrounding infrastructure is complete today and how much is still planned, which the local council and the developer can both confirm.

Choosing a lot at Botanica

Lot selection shapes how a home lives. Orientation decides how much light reaches the living areas, the fall of the block affects how much site work a build needs, and the position of the lot in the street sets the outlook. Because Botanica is framed by creek corridors and native bushland, lots near those green edges are often popular and tend to be reserved early.

Walk the estate if you can, and drive the route to Deebing Heights State School and Yamanto Central so you can judge the distances above for yourself. Compare at least three lots and ask the builder to show how the same design sits on each, because facade, garage position and the size of the alfresco area change from lot to lot.

Ask about timing as well. Botanica advertises titled lots, and a lot that already has title can start construction sooner. Confirm with the developer and the builder which lots are titled now, when construction on each is expected to begin and how long a build of your chosen design usually takes.

Ipswich soils can be reactive, so request the soil report for the lot before you commit. The result informs the footing design and can influence the cost of the build, which is why the contract should state clearly how site conditions are treated.

How buying at Botanica works

A house and land package combines a land contract and a building contract. Before signing, ask for the plan of subdivision, any covenants or design guidelines and the complete inclusions schedule, and have both contracts reviewed by your solicitor. Our guide to vetting developers and builders lists the questions worth asking.

Lenders treat construction loans differently from loans on established homes, with progress payments released as the build advances, so speak with your broker before you reserve a lot. First home buyers can read our guide to the First Home Super Saver Scheme. To compare Botanica with other Ipswich estates, speak with our property specialists.
