Covella Greenbank at a glance

Covella is a masterplanned house and land community on Pub Lane, Greenbank, in the City of Logan. Packages start from $1,012,317 and are built by the builder under fixed-price turnkey contracts. Homesites run from 350m² to 650m², with frontages from 12.5m to 18m, and several stages are already titled with new releases now selling.

This guide covers pricing by package, the homes and inclusions, the parkland that surrounds the estate, the measured distances to schools, shops and rail, and how buying a house and land package works. Current lots and floorplans are on the Covella listing page.

Covella pricing and packages

The schedule below is pulled straight from the Covella listing, so it moves whenever the builder reprices a package. It sets out bedrooms, bathrooms, parking, floor area and the starting price for each home on its lot.

4 bedroomFrom $1,012,317

Bed / bath / car 4 / 2 / 2Home / lot 202.76m² on 420m²

The range runs from a four-bedroom home of 185m² on a 375m² lot to a five-bedroom, three-bathroom home of 235m² on a 550m² lot. Every package includes a double garage. Prices for individual lots can sit above these starting figures: the Mornington 188 on Lot 1776, for example, is a four-bedroom, two-bathroom home of 187m² on a 480m² lot.

A turnkey price covers the land, the home, site works, driveway, fencing and landscaping, so the contract figure is the amount to finance. Lot position, orientation and facade selection explain most of the price difference between two homes of the same design, which is why comparing several lots pays off.

Titled stages matter for timing. On a titled lot the land can settle quickly and the building contract can follow, while a lot in a later stage depends on the developer registering the plan. When you compare two packages, ask each seller for the expected title date in writing and note how it affects your deposit, your loan approval window and the date you would expect to move in.

The homes and their inclusions

The listing describes single-level family layouts and two-storey configurations, with open living spaces that flow onto covered alfresco terraces. The listed specification includes island kitchens with 20mm Caesarstone benchtops, 900mm European cooking appliances and walk-in pantries, along with ceilings raised to 2590mm, multi-zone reverse-cycle climate control and private master retreats with walk-in robes.

Released floorplans include the Mornington 188 and the Oakleigh 196, both four-bedroom, two-bathroom designs with a double garage. Inclusions are set out in the building contract for each package, so read that schedule closely and ask the builder about anything that matters to you, from the number of power points to the selection of floor coverings. Our guide to vetting developers and builders lists questions worth asking before you sign.

Facade selection deserves its own comparison. The same floorplan can be built with different street presentations, and on a frontage of 12.5m to 18m the garage position, entry and roofline all change how the home looks from the street. Ask the builder to show your shortlisted design on the frontage of the exact lot, and check the colour schedule and the landscaping plan that come with it.

Two-storey designs add floor area without widening the home, which can matter on the narrower lots. Compare the total living area of each design rather than the number of bedrooms alone, because storage, study space and the size of the alfresco vary from one plan to the next.

Parkland and the Covella setting

Covella is described by its listing as bordered by more than 50 hectares of preserved native woodland and conservation corridors, with over a third of the community given to parks and open space. The estate's parkland includes fitness circuits, off-leash dog areas, community gardens and walking trails.

Greenbank Recreation Reserve and Middle Green is 1.8km from the estate, a 4 min drive, and Greenbank Community Centre and Library is 1.7km away at 3 min. Our Greenbank and Park Ridge guide describes the wider suburb and the neighbouring growth areas.

Greenbank population and growth

The Australian Bureau of Statistics recorded 12,691 residents across Greenbank and North Maclean in June 2025, an increase of 14.2% over the previous 12 months. Growth at that pace is what drives new retail, schooling and road projects in the area, and it is a useful reference when you compare estates. How buying at Covella works

A house and land package usually involves two contracts: one for the land and one with the builder for construction. The land settles first and building starts after that, so ask for the expected title date, the building contract's start and completion timeframes, the plan of subdivision and any estate design guidelines. Have both contracts reviewed by your solicitor.

Lenders assess a build in stages, so speak with your broker about progress payments and the interest charged during construction. Our team can compare Covella lots with other Logan and Springfield estates, send price lists and floorplans, and arrange an inspection with the builder through the contact page.
