Aire Riverside at a glance

Builders and inclusions

The listed inclusions feature 20mm stone benchtops, 900mm stainless steel appliances and soft-close joinery in the kitchen, 2590mm ceilings, zoned reverse-cycle air conditioning and a dedicated main bedroom suite. Facade options on the current plans include the Tecoma 183 in the Serenity facade and the Mornington 188 in the Urban facade.
Inclusions differ between builders and between packages, and the building contract is the document that defines them. Ask for the full inclusions list of each package you are considering and compare them line by line, from floor coverings to driveway finish.

A riverside estate in Waraba's first precinct
Lilywood was named by the Queensland Government in April 2023 as one of the first suburbs of Waraba, the city planned for the former Caboolture West growth area. Over about 40 years, the government expects the area to hold around 30,000 new homes for roughly 70,000 residents, with new state schools, neighbourhood hubs and local parks planned along the way.
Upper Caboolture had 3,597 residents in June 2025 according to the Australian Bureau of Statistics, with growth of 2% over the year. Aire Riverside therefore sits on the established edge of that future city, close to Morayfield's existing services while the new suburbs around it take shape. Buying a package at Aire Riverside
Each package is bought under a land contract with the developer and a separate building contract with the chosen builder. In Queensland, transfer duty is generally calculated on the land contract alone, and construction starts after the land settles.
