Lumara at a glance

Lumara is a 26-level residential tower at 108 Old Burleigh Road, Broadbeach, on the Gold Coast. It holds 37 residences, with only two homes on each floor, and the architecture is by Cottee Parker. The developer is 5Point, and sales are open now.

Apartments are offered as three-bedroom, three-bathroom homes with two car spaces and four-bedroom, four-bathroom homes with two car spaces, topped by a two-level penthouse with 360° views. Pricing is supplied on request: the listing shows no published starting price, so the quickest route to current figures, floorplans and availability is the Lumara listing or our property specialists.

Pricing and apartment types

The schedule below is drawn from our Lumara listing and updates when the developer releases new information. Where a price has not been published, the listing says so rather than showing an estimate.

The three-bedroom homes start at 200m² and the four-bedroom homes at 350m², figures that point to house-sized floorplans rather than compact apartments. Every residence is listed with a double secure car space arrangement.

Because off-the-plan pricing depends on level, outlook and layout, it helps to ask for the price list and the floorplan together, then compare them against the contract and disclosure statement. Gold Coast buyers comparing coastal apartments with houses elsewhere in South East Queensland may also like our Brisbane and Gold Coast comparison. Our guide to Queensland stamp duty on off the plan purchases explains how the concession is assessed, and your solicitor can confirm how it applies to your purchase.

Design by Cottee Parker

Lumara rises on slender proportions with organic, curved lines drawn from the movement of the ocean, and the tower emerges from shaded subtropical gardens. The architects chose raw, tactile materials for their durability, namely stone, timber and concrete, so that the building weathers naturally through the coastal seasons.

Each residence is oriented to a northern aspect with north-east outlooks across the Pacific Ocean. Full-height perimeter glazing and architectural bay windows bring the horizon into the living areas, while the floorplans are open plan and flow outdoors. Interiors use oak timber flooring throughout, natural stone surfaces and custom joinery, and kitchens are fitted with integrated European appliances.

Reading the floorplans closely is worthwhile. Note where the living areas sit against the northern glazing, how the bedrooms are separated from the entertaining spaces, and where storage and the laundry are placed. The listing carries 18 images of the building, interiors and views, and floorplans are available on request.

At the top of the tower, the two-level penthouse is planned with 360° views, and the listing also describes full-floor residences. With only two homes per floor, each level has a single lift lobby shared by two households.

Resident amenities on levels 20 and 21

The building's amenity is concentrated in a two-level wellness retreat for residents high in the tower. The listing details a heated magnesium pool, a spa, a sauna and steam rooms, plus a fully equipped gym with northern views.

The same levels hold private dining rooms with a full kitchen, a resident lounge and bar, and an open-air barbecue pavilion with panoramic ocean backdrops. For hosting a larger group than a home allows, the dining and pavilion spaces are the features most buyers ask about.

Shared facilities of this kind are maintained through the body corporate, so ask for the proposed budget and levy estimates for your lot before you sign. Our guide to body corporate costs and what is tax deductible sets out how levies are structured.

The developer, 5Point

5Point Projects was founded by Damian Dalgleish and develops high-end coastal residential projects and boutique multi-residential buildings across the Gold Coast and Brisbane. Its record includes Ophira at Bilinga, a beachfront building, and it pairs the development role with its own construction capability on technically demanding beachfront and riverfront sites.

Developer track record is one of the first things to check on any off-the-plan purchase. Look at completed buildings, speak with owners where you can, and ask the sales team who the head contractor is for this building. Our guide to vetting developers and tier 1 builders lists the questions worth asking.

How buying off the plan works

An off-the-plan purchase is made on a contract before the building is complete, so the documents matter as much as the floorplan. Before signing, ask for the contract, the disclosure statement, the proposed body corporate by-laws and the current completion estimate shown on the listing, and have your solicitor review them. Our guide to sunset clauses and your rights explains the timing provisions buyers should understand.

Overseas buyers can read the FIRB guide for off the plan purchases, and anyone weighing the finance side can start with the guide to vetting developers and builders. Lenders assess apartments under construction differently from completed homes, so speak with your broker early.

To compare Lumara with other Broadbeach and Gold Coast towers, request the price list or arrange an inspection with the developer's sales team, and talk to our property specialists about which questions to ask.
